Our attorneys have rendered opinions for companies with substantial leasehold positions in western Pennsylvania, eastern Ohio, and north central West Virginia. Our Texas office primarily focuses on Permian Basin assets, but maintains the ability to support clients active in the Eagle Ford and other notable Mid-Continent basins.
We maintain offices in centralized locations to facilitate effective coverage of our clients’ leasehold positions. Much of our focus has been in counties being developed along the I-70 corridor stretching from Washington, PA to Cambridge, OH. Our Wheeling office is centrally located and puts us in close proximity to areas primed for future oil and gas development.
Abstract-Based Opinions vs. Stand-Up
Our firm works with third-party abstractors in order to provide unit-scale title to many of our clients. While we maintain the ability to conduct stand-up examinations to facilitate client goals or deal with problematic issues, most opinion work is conducted utilizing outside abstracts of title. This allows for a higher volume of work product to advance unit development through the division of labor. However, there are circumstances where clients want the added security of having our firm research the drillsite tracts, or other priority parcels within their units. In the case where abstracts of title are provided by third party brokerages, our attorneys engage in coordinated and open communication with the appropriate abstractors and landmen to establish property ownership. Ultimately, we work with clients to find the approach that best suits their needs and overall objectives.
The title opinions provided to our clients detail information on existing encumbrances pertaining to the examined tract that could adversely affect property development. We typically offer our clients a variety of opinion formats, or work with them to ensure the final work product is in a form most conducive to their internal review process. A concisely drafted title opinion is essential for oil and gas operators to carry on their work, while guarding against the risks of costly litigation in the event that disputes arise in the future.
