Our Title Group focuses its efforts exclusively on the examination of property records and the preparation of various forms of title opinions tailored to suit your needs, including:
- Aquisition or Leasing Opinions
- Drilling Opinions
- Division Order Opinions
- Supplemental Opinions
- Surface Opinions (for Rights-of-Way)
- Limited Purpose Opinions (for Lenders or Due Diligence purposes)
Our attorneys have rendered opinions for companies with substantial leasehold positions in north central West Virginia, especially in the counties along Route 50 and those bordering the Ohio River. Additionally, we have conducted title examinations throughout western PA and in the northern tier of the Commonwealth from the firm’s Pittsburgh area location. Although our experience is rooted in areas within the Marcellus fairway, the relatively recent capital investment of many companies into eastern Ohio’s Utica Shale has caused our expansion westward.
We currently maintain offices in key locations to facilitate effective coverage of the tri-state area. Much of our focus has been in counties being developed along the I-70 corridor stretching from Washington, PA to Cambridge, OH. Our Wheeling office is centrally located and puts us in close proximity to areas primed for future oil and gas development.
Stand-Up vs. Abstract-Based Opinions
Our firm specializes in stand-up title examinations covering mineral interests across the Appalachian Basin. By consolidating the parties responsible for research, drafting and review of your title needs, our research attorneys promote significant cost savings to any title budget, as well as the peace of mind that your area of interest will be in the hands of a licensed attorney from start to finish.
Although we do provide full preliminary research ability in-house, many of our clients furnish a runsheet and photocopies produced by outside brokers. In the case where abstracts of title and supporting documents are provided by third party brokerages, our attorneys engage in coordinated and open communication with the appropriate abstractors and landmen to secure all necessary materials to establish property ownership.
At Gemondo & McQuiggan, LLP we understand that cost-effective legal services are a major concern. Therefore, we maintain flexibility in our billing methods to accommodate market conditions, for example, flat-rate billing and volume-based discounts are open for discussion.
The title opinions provided to our clients detail information on existing encumbrances pertaining to the examined tract that could adversely affect property development. We typically offer our clients a variety of opinion formats, or work with them to ensure the final work product is in a form most conducive to their internal review process. A thoroughly researched and concisely drafted title opinion is essential for oil and gas operators to carry on their work, while guarding against the risks of costly litigation in the event that disputes arise in the future.
